A successful building project usually starts with a careful brief and realistic expectations. Use the steps below as general planning guidance; exact legal and technical requirements vary by state, council and project.
Start with one specification
Share drawings, finishes, fixtures, engineering information and site assumptions consistently. A loose description makes price gaps hard to interpret.
Identify provisional allowances
Ask which items are fixed-price and which are provisional sums or prime-cost allowances. Clarify what happens if the actual selection costs more.
Examine exclusions
Excavation, site preparation, temporary facilities, service upgrades, permits, landscaping and rubbish removal may be priced differently. Ask for every exclusion in writing.
Check timing and payment terms
A quote should describe estimated start dates, work stages, progress payment triggers and a documented variation process. A very low number is not a good result if major components are missing.
For project-specific advice, consult licensed building professionals and relevant government authorities. This guide is general information, not legal, financial, planning or engineering advice.
